Solicitors Tom Flatau and Ifath Nawaz from Setfords have been instrumental in the purchase, development and commercial launch of One Triptych Place, acting on behalf of their client JTRE. Part of London’s new landmark, Triptych Bankside, the project was developed by JTRE London.
This £400-million project consists of bronze-coloured steel and glass towers at 185 Park St. Situated between two iconic London landmarks, the Tate Modern art gallery and Shakespeare’s Globe, it is set to become one of London’s most prestigious addresses. There are three buildings in total: two residential towers of 14 and 18 stories, and one nine-storey commercial building. The project’s name refers to a ‘Triptych,’ that is, a work of art composed of three parts. This is a nod to the three towers, whose undulating organic facades are designed to complement each other and work in unison.
Together, the buildings offer 169 apartments, over 5600 m2 of offices, and 1350m2 of retail space. There is also another 1350m2 available for cultural events, cementing the project’s place at the heart of London’s cultural centre. Facilities on offer for residents and tenants include terraces with city views, a 24-hour reception, games room, gym and wellness centre, private lounge, private cinema, communal gardens, and parking spaces. The sale of apartments and commercial leases was launched with the start of construction.
The Setfords team, led by Tom Flatau, has been working on the project since 2018. Tom is Setfords’ Head of Real Estate, and has spent 20 years advising major residential developers, corporations and financial institutions in relation to acquisitions, disposals and property management. Tom worked on the project from beginning to end, primarily on behalf of JTRE on the corporate and planning aspects. He is now leading on the sale of both residential and commercial units.
Senior Planning Solicitor Ifath Nawaz advised on all planning and highways matters pertaining to the development. She has also been part of the project team from when the site was acquired through to the near completion stage. Setfords advised on the S106 Agreements, Community Infrastructure Levy, Highways Agreements, Deeds of Variation and licenses, alongside working with the developer’s Core Project Team in overseeing the delivery of the project.
The commercial launch happened on 24th March 2022, which Setfords lawyers also attended. Setfords are delighted to have been a part of this exciting new development and look forward to seeing it thrive into the future.
